Evictions refer to the legal process by which a landlord removes a tenant from
rental property due to violations of the lease agreement or other legal reasons.
The landlord provides a written notice to the tenant, specifying the reason for eviction and a deadline to either remedy the situation (e.g., pay overdue rent) or vacate the property.
If the tenant does not comply with the notice, the landlord files an eviction lawsuit (unlawful detainer) in court.
Both parties present their case in front of a judge.
If the court rules in favor of the landlord, an eviction order is issued.
Law enforcement may assist in removing the tenant and their belongings from the property.
